Terms And Conditions

Please read the terms and conditions fully before placing a booking. If you have any questions regarding any of these terms, please feel free to contact us.

  1. The period of hire is from 4pm on the day of arrival until 10am on the day of departure. The property shall be occupied as a holiday home, sub-tenants and assignees excluded.
  2. Rates are for the property irrespective of the number sharing, up to a maximum of 6 adults and 1 child using cot.
  3. Rates include bed linen and towels.
  4. A non-refundable deposit of £100 is required to confirm booking. The balance is payable 6 weeks prior to commencement of holiday. Late bookings are payable in full if booked less than 6 weeks before arrival.
  5. A security deposit of £100 is required before or on arrival. Any damage or breakages to the property or its contents must be reported immediately and repair and replacement cost will be charged to the hirer along with any other charges incurred. The property does not have a prepayment meter for gas and electricity. A meter reading will be taken at the start and end of stay and usage will be charged at cost and deducted from the security deposit. Any overpayment will be refunded. If the security deposit is less than charges incurred, payment will be required immediately.
  6. Use of the property is at the hirer’s own risk and no liability shall fall on the owner for accidents, injury or illness to the occupants or for loss or damage of the hirer’s personal property including vehicles whilst on site. The hirer is responsible for the property and its contents.
  7. If for reasons outwith our control we are unable to provide the property booked, we will refund all monies paid and the hirer shall have no further claim against the proprietor.
  8. The house should be left clean and tidy on day of departure.
  9. Smoking is not permitted in the property
  10. Pets/animals are not permitted in the property.
  11. The proprietor reserves the right to demand the immediate withdrawal of persons found not complying with these conditions or for any conduct detrimental to the property or amenity.
  12. Section 12(2) and Para 8 of the schedule 4 of the Housing (Scotland) Act 1988 applies whereby the hirer has a right to occupy the house for the purpose of their holiday only and whereby possession may be recovered by the Landlord under the said section.
